Property Search Metrics Section


The Property Search Metrics section in the Rankings Hub provides a snapshot of your Airbnb listing's performance for every stage of the search funnel, shown on a month-on-month basis.It covers key metrics like impressions, click-through rates, listing views, conversion rates, and more, helping you measure your listing's performance effectively. You can also compare it to the performance of Similar Listings as selected by Airbnb (Click here to learn the factors Airbnb uses to determine your Similar Listings).  




Why It Matters


Monitoring these metrics is vital for maximizing your listing's visibility and attractiveness to potential guests. Within the Property Search Metrics, you can identify what stage(s) of the search funnel your listing is overperforming or underperforming against Similar Listings. This information offers valuable insights for strategic adjustments that will lead to higher revenue.




Step-by-Step Walkthrough


Step 1: Access the Property Search Metrics section


Log in to your Rankbreeze account. Navigate to the My Properties” page and click on the “Rankings'' button. The Property Search Metrics will be the first section you see.

Step 2: Make sure all your Airbnb hosting accounts are connected


Click the “Airbnb Integration” button and follow the instructions on the page to connect your Airbnb Hosting profile(s) to Rankbreeze. 


Once your Airbnb hosting account is connected, the “Airbnb Integration” button will disappear and we’ll start importing your data daily. 


All the data is typically available within 24 hours and is updated daily.

Step 3: Review metrics on a high level, identify the trends 


Check the "Property Search Metrics" to see how your listing performs at each stage of the guest journey, from finding your listing in the search results to leaving a review. You’ll be able to understand your listing’s performance compared to “Airbnb Similar Listings” for each of these stages. All these metrics contribute to your overall search visibility on Airbnb.

Look for trend arrows:

  • Green Upward Arrows: Areas where you're overperforming.

  • Red Downward Arrows: Areas where you’re underperforming and improvement is needed.

Use this information to identify the stages where optimization is needed.

Step 4: Identify specific areas for improvement


Analyze your metrics to pinpoint specific areas where your listing is underperforming compared to similar listings. Click the 'More' button next to the metric you’re analyzing to dive deeper into the metric. 


Use the graph or table provided to compare your listing’s data with similar listings over multiple months. This will help you determine the size of the performance gap and identify any trends or patterns.

Identify strategies and actions to address the specific areas for improvement you have identified in the previous step.

Determine which improvements to address first by assessing their potential impact and the effort required to implement them.



Step 7: Implement optimization ideas based on Insights


Make necessary adjustments to your listing's description, photos, pricing, and guest experience based on your identified priorities.



Step 8: Monitor with the Rankbreeze’s “A/B Testing”


Use the Rankbreeze A/B Testing section to track the impact of these changes on your metrics. Determine which modifications enhance your listing’s performance the most.

Optimization Strategy


  • Identify performance trends: Use the green and red trend arrows to quickly assess where you are underperforming and develop strategies to improve the metric and overall performance. You could focus on optimizing a metric (one metric in a funnel) that's consistently underperforming, or you could also choose one month, e.g. June and focus on it for different stages/metrics of the funnel one-by-one.

  • Periodic reviews: Review your metrics regularly to see if your performance is improving. Two weeks is a good cadence, if you carried out a test. Check weekly to ensure that you are trending.

Check your metrics to see how changes you make are impacting your revenue. 

  • Benchmark against similar listings: Compare your performance with similar listings and understand your market position. Use this comparison to set realistic internal goals and identify areas for improvement by evaluating how your listing compares to the competition. This approach ensures that your targets are achievable and aligned with market trends.

  • A/B Test your strategies: Experiment with changes to your listing and measure their impact using Rankbreeze's A/B Testing feature.

  • Run Spot Checks: Use the City-Wide Airbnb Search button in the Rankbreeze Rankings Breakdown section to evaluate your listing from a guest’s perspective.

Q: What exactly does the Property Search Metrics section track?

A: The Property Search Metrics section tracks a variety of key performance indicators, including first page impressions, click-through rates, listing views, overall conversion rates, wishlists, booking rates, average daily rates, occupancy, revenue, and review counts for your Airbnb listings.


Q: Does the data in the Property Search Metrics section include performance from other platforms?

A: No. All the data is for your listing's performance on Airbnb.


Q: How often are the Property Search Metrics updated?

A: Metrics are updated on a daily basis (when you are integrated with Airbnb), providing you with a regular overview of your listing’s performance.


Q: Why is it important to connect Rankbreeze with Airbnb for this section?

A: Connecting Rankbreeze with Airbnb allows for automatic data syncing, ensuring that all metrics displayed are updated daily and accurate. This connection is essential for leveraging the full capabilities of the Property Search Metrics tool.


Q: What should I do if my metrics are showing a decline?

A: If you notice a decline in your metrics, consider reviewing and optimising your listing details, photos, pricing, availability, flexibility in the availability, etc. Also, utilise Rankbreeze’s A/B testing to experiment with different changes and measure their impact.  


Q: How can I use the data from the Property Search Metrics to maximize my revenue?

A: Use the data to identify trends, strengths, and areas for improvement. Focus on enhancing areas where metrics indicate underperformance, such as decreasing conversion rates or lower guest satisfaction. Regularly updating and refining your listing to improve these metrics can lead to better visibility and more bookings.


Q: Are there any tips for interpreting the green and red arrows next to the metrics?

A: Green arrows indicate a better performance compared to similar listings, while red arrows suggest a worse performance. These arrows can guide you in understanding which aspects of your listing are performing well and which may require adjustments.


Q: The similar listing data has the same value as my listing data. Why?

A: The data on the Property Search Metrics board comes directly from Airbnb. If what you see there matches the data on your Airbnb performance page, you should contact Airbnb for any questions or concerns. If there are discrepancies between the data on Rankbreeze and Airbnb, please take a screenshot and email it to support@rankbreeze.com so we can look into it.

Q: I've integrated with Airbnb, but I still see "Integrate with Airbnb" on the dashboard    

A: When you see an image saying “Integrate with Airbnb” in the metric tiles of the Property Search Metrics section, it means the property isn't under any of the Airbnb profiles you connected on the Rankbreeze Integrations page. Try connecting the Airbnb account, which has hosting access to this listing. This could also be because you don't have the rights to manage/host/co-host the listing, or because the listing isn't active on Airbnb.    


Q: Where is the data from?    

A: We collect the data from your Airbnb Performance page and simplify it so you can easily compare your listings performance to the similar listings one.


Q: What's the difference between CTR and Listing Views?        

A: CTR (Click-Through Rate) and Listing Views are both important metrics in your listing performance on Airbnb. They measure different aspects of user engagement. CTR is a ratio showing how often people who see your ad or listing end up clicking it. It is calculated by dividing the number of clicks by the number of impressions and is usually expressed as a percentage. Listing views refer to the number of times a specific listing has been viewed by potential guests. Every time a user clicks on a listing to see more details, it counts as a view.


Q: Does the Airbnb Occupancy include blocked dates?    

A: Airbnb does not count blocked dates as available. 

 Airbnb Occupancy = total Airbnb booked days/(total days - total blocked days) * 100%. 

For example looking at March, if you have 10 booked days and 6 blocked nights, the occupancy would be 10/(31-6) * 100% = 40% 


Q: What are similar listings? What factors affect similar listings?

A: Similar listings are listings that Airbnb groups your property with. The factors that determine which listings are considered to be similar include location, size, features, amenities, ratings, reviews, and other listings guests browse while considering yours. Q: A guest booked my property in May and stayed till the end of June. Why is my Average revenue for June $0?     

A: The revenue from a booking is recorded in the month when the guest starts their stay. So, if a host earns $200 from a booking with the guest arriving on December 28 and leaving on January 3, that $200 is added to December's revenue.    


Q: Rankbreeze says I'm on page 10, but I have first-page impressions. How is that possible?    

A: Rankbreeze shows how you rank from the city level and includes basic filters (location, check-in & check-out, guest count). If your property appears on the first page after a guest refines their search by adding extra filters, adjusting the map, or setting a price range, it counts as a first-page impression.    


Q: How to compute the Total Revenue for the Month?     

A: This is the total amount of money paid to hosts for all bookings with check-in dates within a specific month.


Q: I have multiple Airbnb profiles. Can I connect all of them?    

A: You can add multiple Airbnb profiles by clicking "Connect new account" on Rankbreeze's Airbnb Integration page.
